Post or cancel an eviction

Evicting a resident changes their status from current to eviction and updates their resident history records.

NOTE Posting an eviction for a resident will also change their unit's status to Available For Leasing.

How to do it

  1. Open the resident record whose eviction you want to post:

    • If the product is CRM IQ or Voyager 8, use Global Search or the Agent dashboard to find the resident.

  2. From the left-side menu, select General > Manage. The Manage screen appears.

  3. Click the Manage dropdown menu and select Evict. The Evict screen appears.

  4. Complete the screen and click Evict. For more information about the fields on this screen, see “Evict screen reference” below.

TIP You can cancel the eviction at any time before posting the move-out for a resident. The eviction is not finalized until you post the resident's move-out.

After you finish

  • To finalize the eviction, post the resident’s move-out.

Cancel an eviction

Canceling an eviction changes a resident’s status from Eviction to Current and updates their resident history records. You can cancel an eviction up until you post the resident's move-out.

Before you begin

  • You will need access to the following permission:

    • Resident-Cancel_Evict

How to do it

  1. Open the resident record whose eviction you want to cancel:

    • If the product is CRM IQ or Voyager 8, use Global Search or the Agent dashboard to find the resident.

  2. From the left-side menu, select General > Manage. The Manage screen appears.

  3. Click the Cancel Evict button. The Cancel Evict screen appears.

  4. Click Cancel Evict.

After you finish

  • Once you cancel the resident’s eviction, the additional move-out options disappear from the Manage screen.

Evict screen reference

Evict Date

The date on which you want to post the evict.

Move-Out Date

The date on which the resident is required to move out of the property. If the resident moved out unexpectedly, select the current date.

Reason for Move-Out

The reason that the resident is being evicted.

NOTE Your system administrator configures the options for this field.

Post Early Termination Fee

Adds an early termination fee to the resident’s ledger.
