Post a notice, early termination, or skip

Posting a notice, early termination, or skip changes a resident’s status from Current to Notice and updates their resident history records.

If the Give Notice lease renewal workflow is enabled at your property, residents can submit a notice request directly through their resident portal. Property staff must approve the notice request to officially place the resident on notice.

How to do it

  1. Open the resident record whose eviction you want to post:

    • If the product is CRM IQ or Voyager 8, use Global Search or the Agent dashboard to find the resident.

  2. From the left-side menu, select General > Manage. The Manage screen appears.

  3. Click the Manage dropdown menu and select Notice. The Notice screen appears.

  4. Complete the screen and click Save. For more information about the fields on this screen, see Notice screen reference below.

After you finish

  • Once the resident is in Notice status, additional move-out options appear on the Manage screen.

Cancel a notice, early termination, or skip

You should cancel a resident’s notice if you need to perform one of the following procedures:

  • Renew the resident’s lease.

  • Adjust the resident’s lease-expiration date.

  • Convert the resident’s lease to month-to-month (MTM).

Canceling a notice, early termination, or skip changes a resident’s status from Notice to Current and updates their resident history records.

How to do it

  1. Open the resident record whose eviction you want to post:

    • If the product is CRM IQ or Voyager 8, use Global Search or the Agent dashboard to find the resident.

  2. From the left-side menu, select General > Manage. The Manage screen appears.

  3. Click the Manage dropdown menu and select Cancel Notice. The Cancel Notice screen appears.

  4. Click Cancel Notice.

After you finish

  • Once you cancel the resident’s notice, the additional move-out options disappear from the Manage screen.

Termination Type

The leasing action that you want to perform:

  • Notice The resident sent a notification and is moving out shortly before or after the lease expires.

  • Early Termination The resident sent a notification and is moving out significantly before the lease expires.

  • Skip The resident moved out of the unit unexpectedly.

Notice Date

The date on which the resident sent a notification. If the resident did not submit a notification, select the current date.

Move-Out Date

The date on which the resident intends to move out of the property. If the resident moved out unexpectedly, select the current date.

Reason for Move-Out

The reason that the resident is moving out.

NOTE: Your system administrator configures the options for this field.

Agent

The leasing agent posting the notice, early termination, or skip.

Notice Rent Responsible

Applies monthly charges to a resident after they have moved out. If selected, a Responsibility Date is required.

Responsibility Date

The date agreed upon for Notice Rent Responsible charges to end. The resident will be charged during monthly posting up until this date or one day before the next resident moves into the same unit (whichever date comes first).

Forwarding Address

The resident’s new address where they want to receive future mail or communications after vacating their current unit. If the resident is owed a refund during Deposit Accounting, the forwarding address will appear on the refund check.
