This procedure is intended for Voyager 8 system administrators with the Voyager Admin role.
Property Control
Voyager 8 and CRM IQ support two types of online lease renewal processes that can be configured for each property. The Online Lease Renewal Type setting on the Voyager Property Control screen determines how lease renewals are managed and displayed in both the resident record and, when applicable, the Renewals dashboard.
To set the Online Lease Renewal Type, go to Setup > Property > Property Control > General. There are two renewal type options:
Basic - The Basic lease renewal function is used to record the lease renewal on the first day of the new lease. When the new lease is recorded and posted in Voyager:
The system updates the following fields on the resident record: Lease From, Lease To, and Last Renewal.
The system ends the existing rent lease charge and creates a new lease charge for the new rent amount starting on the first day of the new lease.
Only the base rent charge is automatically updated. Any additional lease charges requiring changes, such as parking or utilities, must be manually updated on the resident record.
This renewal function is available only from the resident record. Properties using the Basic renewal type do not appear in the Renewals dashboard.
Proposal/Approval - The Proposal/Approval lease renewal function allows users to create and manage multiple renewal options for a resident. When using the Proposal/Approval method, users can:
Create and manage multiple renewal options for each resident.
Approve or deny proposals based on user permissions.
Update all lease charges, including base rent and other recurring charges associated with the resident.
After approval, residents can view and select proposals through their resident portal. After a resident selects a proposal, a user completes the next steps in the lease renewal workflow within Voyager or CRM IQ to finalize the lease.
This renewal method is available from both the Renewals dashboard and the resident record.
Permissions
The following Voyager permissions control which lease renewal actions and functions are available to users. Voyager system administrators can configure these permissions from the Set Permissions screen in the System Administration Dashboard. To access this screen, go to Home > Set Permissions.

Proposal Batch Expiration
You can set the number of days before a proposal batch expires in the Proposal Batch Expiration Default (Days) field in Property Setup.
How to do it
In Voyager 8 with the Voyager Admin role: From the top menu, go to Settings > Settings.
From the side menu, select General and click the Property tab.
From the side menu, select Admin > Property Setup.
Expand the Proposal Batch Expiration section and enter the number of days before a proposal batch expires.
NOTE If this field is left blank, the default expiration period is 60 days.Click Save.
