Units & Pricing dashboard

This article provides an overview of the different tabs on the Units & Pricing dashboard and what they can do.

This article provides an overview of the filters, tiles, data grids, and actions that are available on the Units & Pricing dashboard.

You can use the Units & Pricing dashboard to manage all the different types of pricing that can impact your units, whether that is amenities, leasing specials, or revenue management market rates. The Units & Pricing dashboard contains multiple tabs, each with its own specific information and filters.

To reach the Units & Pricing dashboard, from the top menu, select Leasing > Units & Pricing. This dashboard includes the following tabs:

  • All Units

  • Leasing Specials

  • Unit Type Pricing

  • Amenity Pricing

  • Term-Based Premiums

  • Charge and Fee Setup

Not all tabs include dashboard tiles. Some tabs include both tiles and data grids while other tabs include only data grids.

Units & Pricing dashboard filter

You can filter each tab of the Units & Pricing dashboard by property or property list. Click the Property filter to choose from properties or property lists.

Each tab may also include some of the following filters:

The unit type for which you want to view data.

Unit

The specific unit(s) for which you want to view data.

Customer Type

The type of lease to which specials apply. Options are All, Move-in, or Renewal.

Leasing Specials

Type of Special

Whether specials apply to units or unit types. Options are Both, Unit Type, or Unit.

Leasing Specials

Active Specials

The active status of specials. Options are All, Active, Inactive, or Expired.

Leasing Specials

Special Start Date - End Date

Specials that start or end within the specified dates.

Unit Amenity

The unit-specific amenity for which you want to view data.

Unit Type Pricing, Amenity Pricing

Hide Inactive

Hides inactive term-based premiums.

Term-Based Premiums

Min Term - Max Term

Term-based premiums with lease terms that are within the specified range.

All Units

You can use the All Units tab to track the availability and occupancy of your units. The All Units tab is the first screen to appear when you open the Units & Pricing dashboard.

Four tiles appear in the top of the All Units tab:

  • Availability

  • Leased

  • Occupancy

  • Trend

Except for the Trend tile, when you click on the tiles, they show additional details in a data grid below.

Additionally, you can click the View Floor Plans button in the top-right part of the screen to open a screen with floor plan images and details. From this screen, use the Floor Plan filter to select which floor plan you want to view.

Availability

The Availability tile provides an overview of units at your property that are either currently available or on notice and expected to become available soon. The Availability tile shows:

  • The percentage of available units at the property.

  • The number of available units out of all units.

When you click the tile, a list of units appears in the data grid below. Units are considered available when in one of the following statuses:

  • Vacant Rented Ready

  • Vacant Rented Not Ready

  • Vacant Unrented Not Ready

  • Notice Unrented

Availability grid reference

Property

The property from the Property filter.

Unit

Unit number of the available unit.

Floor Plan

Unit type floor plan associated with the unit.

Area

Square footage of the unit.

Best Price

Market rent for the unit.

If using Revenue Management, shows the best pricing for a lease term according to Revenue Management data.

Best Term

The Normal Lease Term set up on the property’s Property Control.

If using Revenue Management, shows the lease term with the best price according to Revenue Management data.

Date Vacant

Date when the previous tenant vacated the unit.

Date Available

Date when the unit is available for unit selection. This is usually determined by the number of days it takes to make a unit ready after the vacant date.

Hold Until

If the unit is being held for a specific customer, this shows the date until when the unit is being held.

NOTE Holds do not automatically release.

Pricing Options

(Requires Revenue Management.)

Shows currently available pricing options for the unit.

Amenities

The amenities which are available in the unit.

Specials

Current active specials that apply to the unit.

NOTE If you have unit-specific specials configured for the unit, this overrides any unit type specials which might otherwise apply.

Leased

The Leased tile provides an overview of units at your property that are either leased and currently occupied or units for which applicants have at least paid application charges. The Leased tile shows:

  • The percentage of leased units at the property.

  • The number of leased units out of all units.

When you click the tile, a list of units appears in the data grid below. Units are considered leased when in one of the following statuses:

  • Occupied No Notice

  • Notice Unrented

  • Vacant Rented Ready

  • Vacant Rented Not Ready

Leased grid reference

Person

The customer leasing the unit.

Property

The property from the Property filter.

Unit

Unit number of the leased unit.

Floor Plan

Unit type floor plan associated with the unit.

Status

Status of the leased unit.

Lease Expires

Date when the lease expires.

Occupancy

The Occupancy tile provides an overview of units at your property that are currently occupied by a resident. The Occupancy tile shows:

  • The percentage of occupied units at the property.

  • The number of occupied units out of all units.

When you click the tile, a list of units appears in the data grid below. Units are considered occupied when in one of the following statuses:

  • Occupied No Notice

  • Notice Unrented

  • Notice Rented

Occupancy grid reference

Person

The customer occupying the unit.

Property

The property from the Property filter.

Unit

Unit number of the occupied unit.

Floor Plan

Unit type floor plan associated with the unit.

Status

Status of the occupied unit.

Move In Date

Date when the customer moved in.

Trend

The Trend tile provides an overview of your property’s vacancy trends. The trend percentage represents the percentage of units that are not available and is calculated as follows:

  • [(Total Units) - (Vacant Unrented + Notice Unrented)] / Total Units

This tile does not show any data in the grid.


Leasing Specials

You can use the Leasing Specials tab to track active, inactive, and expiring move-in and renewal leasing specials for your property’s unit types and units. Additionally, you can add, copy, or edit leasing specials individually or in bulk.

Three tiles appear in the top of the Leasing Specials tab:

  • Leasing Specials

  • Specials by End Date

  • Available Units by Specials

You can further filter the Specials by End Date tile to show specials which apply to:

  • All lease types.

  • Move-in leases.

  • Renewal leases.

  • Both move-in and renewal leases, excluding specials for only move-in or renewal leases.

When you click on the categories or data points within these tiles, they show additional details in the data grid below.

NOTE: To access the Leasing Specials tab, you must have access to the Residential : Leasing Specials Voyager permission.

Leasing Specials (by type and status)

The Leasing Specials tile categorizes your leasing specials by lease type and leasing special status.

Leasing Specials tile reference

Move-in

Leasing specials that apply only to move-in leases.

Renewal

Leasing specials that apply only to renewal leases.

Both

Leasing specials that apply to both move-in and renewal leases.

Inactive

Leasing specials that have been marked inactive.

Expiring < 30 Days

Leasing specials that are expiring in less than 30 days or have already expired.

The leasing special description.

Status

Whether the leasing special is active.

Property

The property from the Property filter.

Unit

The unit type and unit number to which the leasing special applies.

Active Dates

The date range during which the leasing special is available for selection, and whether it is available on the website.

Concession Amount

The amount being discounted from the lease, the associated charge code, and whether the leasing special is one-time or recurring.

# Used

The number of times the special has been used out of the total number available for the leasing special.

Internal Notes

Any optional internal notes added to the leasing special.

Actions

Edit or Copy the leasing special.

Specials by End Date (week ending specials)

The Specials by End Date tile shows specials by expiry date for the next five weeks, as well as specials with no set end date.

Status

Property

The property from the Property filter.

Unit

The unit type and unit number to which the leasing special applies.

Active Dates

The date range during which the leasing special is available for selection.

# Used

The number of times the special has been used out of the total number available for the leasing special.

Internal Notes

Any optional internal notes added to the leasing special.

Actions

Edit or Copy the leasing special.

Available Units by Specials

The Available Units by Specials tile groups leasing specials by vacant date on the units where those leasing specials apply. Additionally, you can view units which have no currently active leasing specials.

Different fields appear in the data grid depending on whether you filter by Units with active specials or Units without specials.

NOTE: When filtering by Units without specials, a Bulk Add Special button also appears above the data grid. When you select the checkbox for two or more units in the data grid, this button becomes available. Click Bulk Add Special to open the Add Leasing Special panel in the right part of the screen with the corresponding unit types and units already selected.

Unit

The unit number and unit type.

Property

The property from the Property filter.

Special Count

(Appears when filtering by Units with active specials only.)

Click the dropdown arrow to expand for more details. The following details appear:

  • Description: The leasing special description.

  • Status: Whether the leasing special is active.

  • Special Type: Whether the leasing special is for a unit or unit type.

  • Active Dates: The date range during which the leasing special is available for selection.

  • Concession Amount: The amount being discounted from the lease, the associated charge code, and whether the leasing special is one-time or recurring.

  • Actions: Edit or Copy the leasing special.

Market Rent

Market rent for the unit.

If using Revenue Management, shows the best pricing for a lease term according to Revenue Management data.

Amenities

The amenities which are available in the unit.

Date Vacant

Date when the previous tenant vacated the unit.

Date Available

Date when the unit is available for unit selection. This is usually determined by the number of days it takes to make a unit ready after the vacant date.

Actions

(Appears when filtering by Units without specials only.)

Add a leasing special to the unit with the Add Special button.


Unit Type Pricing

You can use the Unit Type Pricing tab to review and edit pricing for your unit types. From the Unit Count field in the data grid, you can click the unit count to view a list of all units for the unit type.

If you want to edit unit type pricing for all unit types, click the Bulk Edit Pricing button in the top-right part of the screen. An editable Unit Type Rent field becomes available in the data grid.

When you push updated unit type pricing to your units, this will also impact future rents for new and renewal leases, as well as your Gross Potential Rent reporting.

Unit Type Code

The code for the unit type.

Description

The unit type’s description.

Sqft

Square footage of units within the unit type.

Bedrooms

Number of bedrooms of units within the unit type.

Unit Count

Number of units under the unit type.

Current Unit Type Rent

The current base rent for units of the unit type.

New Unit Type Rent

(Appears only when you click Bulk Edit Pricing.)

The updated rent for units of the unit type.


Amenity Pricing

You can use the Amenity Pricing tab to:

  • Add new amenities to the property.

  • Copy amenities from the selected property to another property.

  • Edit amenity pricing in bulk.

  • Update unit rents to apply changes made to amenity pricing.

Amenity Pricing grid reference

Amenity

Amenity description and type. The amenity description is what displays on portals.

Unit Count

Number of units which include the amenity.

Current Pricing per Unit

Additional amount charged for each unit which contains the amenity.

Current Pricing Total (all units)

Sum of all additional amounts charged for units which contain the amenity.

Proposed Pricing per Unit

Proposed price change for the amenities.

Proposed Pricing Total (all units)

Sum of proposed price changes for the amenities.


Term-Based Premiums

If you are using term-based premiums for revenue management at your property, the Term-Based Premiums tab appears on the Units & Pricing Dashboard. You must have access to the ResCRM_Manage_Term_Based_Rent permission before you can edit your term-based premiums.

You can perform the following actions from this dashboard:

  • Bulk Edit all term-based premiums at once.

  • Edit individual term-based premiums directly from the data grid.

  • Add individual term-based premiums manually.

  • Import from Excel a spreadsheet of existing term-based premiums using the provided template.

  • Export to Excel a spreadsheet containing the term-based premiums you have saved in CRM IQ.

NOTE: The Voyager 8 - Term-Based Rent Elevate task updates short term premiums on this dashboard.

Term-Based Premiums grid reference

Unit Type

Unit type to which the term-based premium applies.

Pricing Type

Allows you to apply premiums or discounts to different types of leases. Options are Move-in, Renewal, or Both.

Lease Term Range

The lease terms to which the premium applies.

Premium Amount

Amount of the premium.

Date Range

(When editing, this expands into Start Date and End Date fields.)

The date range to which the term-based premium applies.

Notes

Any additional notes you want to include about the term-based premium.

Active

Whether the term-based premium is currently active.

Edit

Allows you to edit individual term-based premiums.


Charge and Fee Setup

You can use the Charge and Fee Setup tab to:

  • Review charge and fee setup for your property.

  • Edit existing unit type and property fees.

  • Add new unit type and property fees.

This setup impacts how fees are displayed to customers through the Cost Calculator and Fee Guide.

Property Name

The property name, address, and property code. Whether property fee setup is complete displays in a message below the property details.

Unit Types

The number of unit types at the property. Whether unit type fee setup is complete displays in a message below the property details.

Action

A View Setup button, which opens the [Property Name] panel where you can view and edit your charges and fees.
